This is the bottom unit of an up and down duplex aka a mother in law unit.
Guests have full access to the downstairs of the property (unit 2)/mother in law and the patio infront of the doors to this unit. The front courtyard, the upstairs of the house, and the backyard lifted deck are not to be used by guests in this unit.
The backyard pool deck and surrounding backyard areas are shared space for all guests of both airbnbs.
Quiet Northern Utah neighborhood stationed in front of the Adams canyon mountains. The home is on the corner bordering a valley of trees, foxes, deer and horses. It's magical!
The property is located in a quiet neighborhood with no through traffic, providing a peaceful and serene setting for your stay. To get around the area, guests can easily access major roads and highways, as well as public transportation options such as buses and trains. There are also several local car rental agencies and ride-sharing services available for those who prefer to have their own transportation. The property is conveniently located near popular attractions, making it easy to explore the surrounding area. Whether you're looking to relax in the peaceful setting or venture out and experience all that the area has to offer, you'll find everything you need within easy reach.
The upstairs is rented out separately. It is completely separated off front the basement/MIL unit. They have separate entrances.
The salt water pool is heated but in the winter an early spring it is not very hot at all. Middle to late spring (April/May) we will heat it to about 90 degrees once the outside temp is at least 50°. The jacuzzi is year round set to 102.
There is EV charging available upon request and an extra daily fee.

1. No shoes inside: Please remove your shoes at the door and leave them on the shoe rack provided. This is to keep our home clean and comfortable for all guests.
2. No extra guests: The number of guests listed in your reservation is the maximum number allowed in the home. No additional guests are permitted without prior approval from the host.
3. No parties: Absolutely no parties or loud gatherings are allowed in the home at any time. We ask that you respect our neighbors and keep noise to a minimum.
4. No food or drinks in the bedrooms: To prevent stains and spills, please refrain from bringing food or drinks into the bedrooms.
5. No pets: Sorry, pets are not allowed in the home. We want to ensure that our home remains allergen-free for all guests.
6. No black cat inside: There is a black cat that walks around the property, but please do not let it inside the home.
7. Responsibility for damage: If something is broken or damaged during your stay, please notify us immediately and send pictures of the item. Airbnb may require you to pay for any damages caused by your group.
8. Jacuzzi: When using the jacuzzi, please ensure that the cover is put back on when you are finished.
9. Pool: Please put the pool cover back on when you are finished using it, and return all pool toys to their designated tote.
10. No unsupervised children: For safety reasons, no children under the age of 18 are allowed in the pool or jacuzzi without adult supervision.
11. Quiet hours: Please respect our neighbors and keep noise levels to a minimum after 11pm.
12. Off-limits areas: The outdoor shed, garage, understorage below the deck in the backyard, and food storage room (for Airbnb #2) are off-limits. For Airbnb #1, the master bedroom walk-in closet and storage next to the backdoors upstairs are also off-limits.
13. No smoking or vaping: Smoking and vaping are strictly prohibited inside the property. If you wish to smoke or vape, please do so outside and dispose of your cigarette butts or vaping materials in the designated outdoor ashtray.
14. Pool safety: For safety reasons, the pool deck gates need to be closed at all times to avoid accidents. Children should be supervised at all times when near the pool area.
15. Garbage and recycling: Garbage and recycling days are on Monday. The trash cans are located in the backyard behind the double gate doors. Please ensure that all trash and recycling is disposed of properly and in the designated bins.
16. No visitors without approval: Visitors are not allowed on the property unless they have been approved by the Airbnb hosts in advance. Please contact us if you have any questions or concerns.
Consequences for breaking the rules:
We take our house rules very seriously, and failure to comply with them may result in penalties or additional charges. If any damage is caused to the property or if any of the rules listed above are violated, guests may be charged additional fees or asked to leave the property. We reserve the right to cancel the reservation without a refund if any of these rules are violated. Thank you for your cooperation and we really hope that you have a pleasant stay in our home!
