With 3 BR and 2.5 BA, we can comfortably sleep 8 guests! In addition, the home is outfitted with a GAME ROOM and coffee|tea station! With 300+ days of sunshine and an average temperature of 68 degrees, Austin is perfect for outdoor adventures.

Guest access
You will have access to the entire home and backyard. If traveling with kids, the backyard is enclosed by a wooden privacy fence.
Just down the road, you will find the neighborhood community kids playground and a picnic area- which is included in your stay.
Other things to note:
PARKING
The garage can easily fit two cars comfortably and 2-3 additional cars in the driveway. Free street parking is available at the front of the home as well.
Our cleaning service provides start-up supplies, including paper towels, dish soap, dishwasher detergent, kitchen trash can liners, toilet paper, and bathroom trash liners. Depending on the length of your stay, you may need to purchase additional items when the initial supply runs out.
Superhog guest verification:
After confirming your booking, please note that we utilize Superhog for damage protection and guest screening. Keep an eye out for a request from them to your email and ensure its completion. Your deposit will be refunded post-checkout, contingent upon the house being left in good condition. Thanks!
HOUSE RULES:
We ask that you treat our home with the same respect that you do in your own home.
We require that the booking party be 21+.
Check-in is at 4:00 PM or later.
Check-out is at 10:00 AM.
Please remove shoes before coming into the home.
The home is a non-smoking and recreational drug-free space. Do not smoke cigarettes, vapes, or cigars while in the home. +A fee of $200 is charged if we identify that someone smoked in the residence.
Please respect courtesy quiet hours from 10 PM - 8 AM.
Only guests who are on the original booking are allowed to stay overnight.
Lock the door each time you leave home.
If you use the washer/dryer during your stay, please clean out the lint tray.

Emerald Oasis is a family-oriented and child-friendly home. However, children and infants must be under active supervision by a parent or guardian at all times. All responsibility and duty of care for them must be provided by you, including their equipment and needs.

PETS
Pet fee is 250$ and We do accept pets with prior approval. Please note if you’re interested in bringing your pet in the initial message.
The property is dog friendly, yet we do have a two-dog maximum. If you’re away from the home, please crate your pet. The area is pet-friendly, so you will find plenty of places to let Fido join you.
You MUST receive prior approval for pets, otherwise you will be charged a $300 penalty.
If there are any damages from dogs, service animals, or emotional support animals, we impose an additional $250 cleaning fee.
LIVING ROOM
Sink into the luxurious sofa after a long adventurous day by watching a movie/show on our SMART 55” TV. We provide access to the following streaming channels for your use, Hulu, Netflix, Disney, and ESPN! If you would like to access additional streaming services, you can continue with your own account.
KITCHEN
Fully stocked with all of the kitchen necessities you need to prepare a great meal at home. You will find a stovetop, oven, and a full-size refrigerator to fix meals for your group.
+There is a hot water kettle, 2-way black stainless coffee maker, coffee, tea, sugar, sugar substitutes, and creamer.
+Toaster, Baking Sheets, Blender, Basic Seasonings, and Olive Oil.
DINING ROOM (LOCATION 1st FLOOR)
The dining room is fit for your entire group! With seating for eight, you can enjoy a nice meal while you share laughter over a meal, work remotely, or pull out a few games and have a competitive family/friendly feud.
BEDROOM 1 (LOCATION 1st FLOOR)
The “main bedroom” is outfitted with a king bed, hybrid luxury mattress, two bedside tables, a ceiling fan, bedside lamps, a dresser, luggage rack, a vast walk-in closet, a 55” smart tv, a pack n’ play, and one baby safety gate.
MAIN BATHROOM (LOCATION 1st FLOOR)
The main bathroom has a walk-in shower (with a small lip) and vanity, located directly off the main bedroom.
2nd Bathroom (LOCATION 1st FLOOR)
The half bath is equipped with a toilet and a vanity.
