KASA Finca La Limonada is a one of a kind property in the heart of southeast Puerto Rico surrounded by the mountains and endless azure sky.
Not far from the well known Palmas Del Mar area, KASA FInca La Limonada is a beautiful property in the heart of Southeast Puerto Rico, near Humacao, with breathtaking views of the Puerto Rico mountains and on a clear day the Island of Vieques. Surrounded by acres of private, open land, the Villa has several outdoor spaces to enjoy the lush greenery and native trees, as well as the breathtaking views of the mountains. The property is ideally located between San Juan, on the northern coast, the Atlantic Ocean, and Ponce, on the southern coast, the Caribbean Sea. Humacao is a lovely, truly Puerto Rican, historic town with some of the finest restaurants in Puerto Rico. The Villa is a little over an hour from Luis Muñoz Marín International Airport in San Juan and about 1 hour and 45 minutes from Mercedita International Airport in Ponce.
Our guests will have access to the entire Finca, with the exception of entrance into the stable. The grounds keeper is close by, and is always available for assistance.

KASA Hacienda La Limonada is a beautiful, serene property that includes two floors and is fully equipped for the enjoyment of you and your family or a group of friends. The 1st level, with beautiful stone floors, includes a large entry room, a spacious living room, which opens to the dining room with seating for 12 and large fully equipped kitchen including dishwasher. All the spaces have lovely views of the outdoors with mountain breezes flowing through the house. The 2nd level is fully air conditioned and provides 3 private bedrooms, as well as 2 single beds in the family room. The primary bedroom has a king bed and TV. The 2nd bedroom has full bunk beds and the third bedroom has a queen bed. There is an en-suite full bathroom in the primary bedroom and a shared full hallway bathroom. On the same level, a large, comfortable family room, with streaming TV, provides space to relax as well as a table and chairs for games or a quick bite to eat. The 2nd level includes a second full kitchen, including a washer and dryer. The Villa has several lovely outdoor spaces to relax and enjoy the peace of the Finca.
KASA HOUSE RULES AND POLICIES:
A valid photo ID for every guest staying at a property must be submitted to KASA prior to check in.
The party making the reservation must be the registered guest and must be at least 25 years of age.
Third party reservations are not permitted. All properties are for the sole use of the registered
guest and the parties listed in the reservation. No parties or events without prior pre-approval
Check-in is any time after 3PM, Check-out is by 11AM
No smoking or smoking products, including vaping products, will be allowed at any property and
will result in a $500 penalty.
LOST ITEMS: $150 charge for lost keys, $75 charge for lost or damaged TV Remote and /or AC
remote, $150 charge for lost or damaged parking remote and/or lost or damaged parking tag if
applicable.
KASA is the host for your short-term stay. We reserve the right to cancel a reservation due to a
circumstance beyond our control. We will make every effort to provide a like accommodation or
provide a full refund or credit for a future stay.
Cancellation Policy: varies by booking platform (Airbnb, VRBO, Expedia, etc.). Please
see the terms listed on your reservation.
Refund Policy: all refunds will be provided as a credit to the credit card on file within ten (10)
business days.
Reservation Charges: for reservations booked through and its affiliates, 25% of the
reservation will be charged to the card on file at the time of reservation. The balance, 75%, will
charged to the card on file 30 days prior to check in. A damage deposit will be charged 14 days prior
to check in. Reservations through Expedia and its affiliates, VRBO and Trip Advisor will be charged
100% of the reservation to the card on file at the time of reservation. Reservations through Airbnb
will be charged by Airbnb, not KASA Vacation Rentals.
Room Tax: 7%
Property Fee: 12.5%
Cleaning Fee: $75 - $200 dependent on the property
Pet Fee - $150 if approved
Reservation Minimums: all reservations require a minimum 3-night stay. Holidays and long
weekends (such as Christmas, Thanksgiving, Semana Santa, Spring break, 4th of July, Labor Day
Weekend, Memorial Day Weekend, etc.) may require a minimum of 4 nights or more, please contact
the host prior to do your booking request
No Shows will be charged the entire stay and no refund will be provided.
Guest agrees to use the property as a vacation rental and shall obey all applicable laws. Only the
confirmed number of guests shall be allowed in any unit. Admittance of more guests than the
number listed in the reservation, shall be grounds for immediate termination of this agreement,
immediate eviction from the premises and no refund will be provided.
Quiet hours are 9 PM to 8AM. The guest shall not create noises or disturbances likely to disturb or
annoy the surrounding property owners. Creating a disturbance in the unit or the common area
shall be grounds for immediate termination of this agreement, immediate eviction from the
premises and no refund shall be provided. Any fines due to inappropriate behavior at the property
will be paid by the guest.
Outages: in the case of utility outages that are beyond the control of the host, no refunds or
compensation will be given for said outages, unless any outage extends beyond 24 hours. Any
refunds and compensation will be at the discretion of the Host. In the case of Wifi and/or cable TV,
no refund shall be provided for outages, speed of Wifi, cable content or personal preferences with
regard to Wifi and cable TV service.
Personal Items: any items left behind by the guest will be held for the guest, and every reasonable
effort will be made to contact the guest to return the items. If items are not claimed after 30 days,
they shall become the property of the host. The host shall not be held liable for condition of said
items.
No refund will be provided for shortened stays due to poor weather conditions, work and/or family
emergencies or other commitments. In the event of a natural disaster, a credit will be provided for
a future stay.
Vehicles: KASA is not responsible for damages made to your vehicle in the parking facilities of any
property.
Failure to follow these rules and regulations, as well as any and all property and government
regulations, in particular public health regulations, will lead to early termination of the
reservation without refund. The Guest agrees to pay all reasonable costs, attorney's fees and
expenses that shall be made or incurred by the owner enforcing this agreement.
LIABILITY WAIVER: KASA Vacation Rentals assumes no responsibility for lost, stolen, or damaged
items that belong to guests. This includes loses related directly or indirectly from natural events
such as floods, storms, hurricanes, or other "Acts of Nature". An incident such as fire, water, loss of
power (beyond our control), breakdown of cable or satellite company, internet company or with
equipment of machinery, acts of war, strikers, theft, pilferage, epidemics, quarantines, or
cancellation of airline travel, or any similar incident; KASA shall not be held liable or responsible for
any additional expense or losses sustained by the guest as a result of such incidents or occurrences.
