Welcome to your 1-bedroom, 1-bathroom apartment in Parkes. You can access all the property's amenities throughout your stay.

BEDROOMS:
The bedroom has a queen-sized bed topped with professionally cleaned and pressed linen. It also has a plenty of wardrobe space for your luggage.
BATHROOMS:
The bathroom has a shower and a toilet. Bath towels are included. Shampoo, conditioner, body wash and toilet paper are provided initially. You will need to re-stock as required.
KITCHEN:
If you are craving a home cooked meal the kitchen is fully equipped for your use.

We also stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The living room has a 65" Samsung smart TV which you can use to access your Netflix and YouTube accounts. Note that we don't provide Netflix and other online streaming platforms subscription so you will have to use your own account.
LAUNDRY AREA
A washer and dryer are available to use, as well as an iron and ironing board.
PARKING:
Space for 1 car is provided in the garage. There are also options for free and paid street parking; a couple of free 1H and 2H parking around the complex, and a large paid parking (Mon-Fri 8am-6pm) beside the building.
COMMON AREAS & AMENITIES:
You will have access to the building's gym, pool, sauna, spa, common garden or rooftop, nearby park, and lake access throughout your stay.
The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm availability of common areas.
There is a key-safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as replacement will incur a fee.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $55 for each hour of non-scheduled delay to check out after 10 am.
2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.
3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).
4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.
5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.
6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.
7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.
8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.
