Located in the Upper Tiber Valley, between Umbria and Tuscany, the villa is surrounded by a half-hectare park and is located in a strategic position to admire the surrounding rolling hills overlooking the Tiber valley. The building has been expertly renovated by expert hands, carefully choosing characteristic materials of the area to keep its rural nature. During your stay the stone facades, the travertine and terracotta floors and the exposed wooden beams will keep you company, while the built-in kitchen and the pietra serena fireplace will transport you to another era. With the cool of the evening you should try dining outdoors in the large garden or on the porch: we liked it very much and we are convinced that you will like it too, as well as cooling off in the finely maintained swimming pool during a hot summer day. The farmhouse is private and reserved exclusively for guests: your privacy is guaranteed.
Casale Roteto is easily accessible even if immersed in the tranquility of the Umbrian countryside and is very well connected to the road network. This allows you to visit everything that Umbria and eastern Tuscany have to offer and participate in the many cultural events that are held all year in the area, particularly between May and October. You can quickly reach Perugia, Assisi, Montone, Gubbio, Spello, Montefalco and Lake Trasimeno as well as Arezzo, Anghiari, Cortona and Borgo Sansepolcro.
The villa
The Casale Roteto holiday home can accommodate up to a maximum of 6 people and is ideal for couples, families or groups of friends, and if you are looking for a relaxing holiday surrounded by nature then you can't find anything better.
The farmhouse, consisting of 3 bedrooms and 3 bathrooms, is arranged on a single level slightly raised above the garden. The main entrance leads into the bright dining area, with a large panoramic window, communicating with the kitchen on one side while on the other it communicates with the living room furnished with a decorative fireplace, TV, sofas and armchairs. From here you access the service bathroom, the porch and the sleeping area consisting of a double bedroom with en-suite bathroom with shower, a twin bedroom with joinable beds and en-suite bathroom with shower, a large double bedroom with direct access to the garden and en-suite bathroom with tub.
Wi-Fi is available throughout the property. You can park your car for free in the internal car park of the villa.
The garden and the swimming pool
The property, completely fenced, extends for half a hectare and is surrounded by cultivated fields and bordered by tall trees. It is accessed via a short gravel driveway and then through the iron gate which opens directly into the large parking area, shaded by large oak trees. From here a stone-paved path and a few steps lead under the cool portico, adorned with fragrant rosemary bushes and furnished with table and chairs for outdoor dining, where you can spend moments of pure relaxation enjoying the view of the surrounding hills. Around the farmhouse a green lawn, embellished with lavender, roses, olive trees, cypresses then descends, via a paved driveway, towards the terrace with the large swimming pool equipped with a gazebo in wrought iron and fabric with seating area.
The swimming pool is located lower than the farmhouse and can be reached via some steps and a 50 meter paved path. The pool area, located on a panoramic terrace overlooking the valley, is partly protected by tall trees and is dominated by beautiful stone finishes. The 6x12 meter swimming pool is underground and equipped with both external and internal lighting, shower, sunbeds, deckchairs, umbrella, gazebo. The swimming pool is available to guests from May 1st to October 15th.
How to reach Casale Roteto
Casale Roteto is located in Bonsciano, a few minutes from the hamlet of Trestina in the municipality of Città di Castello (PG), and from the Promano exit of the E45 Rome-Cesena highway.
From Rome: take the A1 motorway towards Milan and exit at Orte towards Cesena. Near Terni, take the E45 towards Cesena and continue past Perugia. After the Umbertide and Montone exits, exit at Promano.
From Cesena: follow the E45 towards Rome. Once you have crossed Città di Castello, take the Promano exit.
From Florence: take the A1 motorway towards Rome and exit at Arezzo. From Arezzo use the SS73 state road to get to the E45 entrance in Città di Castello. Here take the highway towards Rome and after a few km take the Promano exit.
From Ancona: use the SS76 Ancona-Jesi-Fabriano to get to Umbria and continue on the SS318 until you join the E45 in Sant'Egidio, near Perugia. Here continue towards Cesena until the Promano exit.
Once you arrive at the Promano exit, follow the signs for Trestina and then for Lugnano - Morra on the SP104. Once you have passed Bivio Canoscio and arrived in Bivio Lugnano, take the first road on the right and continue until you reach the villa.
Important information for your stay
The pool will be open from 1st of May to 15th of October, from 8 AM to 8 PM.
The photo shoots are usually carried out in spring, therefore the colors and blooms of the gardens, lawns and parks may be different when you enter.
A security deposit is required upon check-in and will be returned upon check-out.
The cost of utilities is not included in the cost of stay and will be calculated on consumption. Payment will be made at check-out with cash. The latest bill price will apply.
Pets are allowed with a supplement of € 60.00 per pet per stay.
For check-ins from 8:00 PM to 12:00 AM (late check-in) there is a supplement of € 80.00. All requests for late check-ins are subject to confirmation by the host.
Guests are required to show photo identification upon check-in. Special requests are subject to availability, and may incur a surcharge. The property is not available for parties.
