Tell me something about the condo unit?
My condo is not as luxurious as you would normally think of, but it will affordably get the job done for you in terms of basic needs. The bunk beds help accommodate up to a maximum of 7 person and this would make you enjoy your stay together with your family members or friends. My condo unit is a 2-bedroom unit having a terrace on each room where you can dry clothes or hangout in the mornings evenings as you relax and enjoy the breeze. All rooms are equipped with air-conditioning unit including the living room, making your stay comfortable. The property has and outdoor swimming pool where I am allowed for a free-swimming pool access up to 5 guests (max).
How About internet?
I have provided a free 24/7 internet Wi-Fi access for you at the speed of 200Mbps so you will not have problems getting connected online.
Are there any commercial establishments?
The property is accessible to various establishments as follows:
- by walk you can reach SM Hypermarket, SM food court, Tiendesitas, Mcdonalds, Jollibee, Papa Johns, CCF church, etch.
- by taxi you can reach SM megamall (2KM away), The Robinsons (2KM away), Green Hills shopping Centre (4KM away), BGC (6KM away)
How far is Manila Airport from the Condo Unit?
Manila airport is approximately 15KM away from my Condo Unit.

- Your visitor will not be allowed by security unless you get a written consent from us that will be presented to the security upon entry.

ABOUT DRINKING WATER:
- The condo has a blue drinking water dispenser available from “Aqua-Fil”.
- This water dispenser is refillable/replaceable through Aqua-Fil
- The capacity of this drinking water dispenser is 5 Gallons or 20 liters
- To refill drinking water, please call or send a txt message to 0918 4627346; They are open from Saturday - Friday (9am-9pm) and Sunday (half-day open).
- Drinking water refill cost is Php 35
- They will deliver the drinking water at the main door of the condo unit, payment upon delivery (delivery is free).

ABOUT ORDERING/DELIVERY OF FOOD:
- You can order food. However, the building management will not allow any access to food delivery personnel for security purposes.
- Food deliverers, will be allowed access only up to the lobby where you will have to go and collect your food.

ABOUT GARBAGE DISPOSAL
- Main garbage disposal collection are available in the ground floor at the back of the lobby (please ask assistance from security about location of garbage disposal)
- The building management is implementing garbage segregation (i.e. general waste, recyclable & none recyclable). It is always a good practice to segregate your waste and dispose it accordingly.

ABOUT THE PATIO / TERRACE:
- When at the Patio, please be careful as there is a danger of falling from height.
- Smoking is allowed at the patio but cigarette butts are not to be thrown from the terrace, you will have to gather your cigarette butts and dispose of it properly.
- The building management is monitoring disposal of anything from the patio and there is a corresponding fine for anyone caught by security or building management to violators.

ABOUT SMOKING:
- The unit is equipped with smoke detectors and sprinklers, therefore smoking is not allowed inside the unit or otherwise this will activate the fire alarm.
- Smoking is only possible at the patio/terrace, please see guidelines about smoking at the Patio/Terrace.

ABOUT WATER AND ELECTRICITY
- Bill for water and electricity are already incorporated to the rental cost.
- Please turn off the lights and other home appliances (i.e. Air-condition system) when not in use to conserve electricity.

ABOUT WATER HEATERS IN THE BATHROOM:
- The two bathroom are equipped with electric water heaters.
- Water heaters are activated/deactivated automatically when you adjust the water tap lever to the right or the to left

- The washing machine is already connected to the water supply.
- Please operate the washing machine according to the labels on the washing machine.

ABOUT THE SWIMMING POOL:
- My condo unit is allowed with 5 person swimming pool privileges.
- For every excess of 5 persons, the Kasara management is going to charge you with 150 Php per head, this will be paid directly to Kasara Management. For example if there are 7 of you, only 5 persons will get to use the swimming pool for free while the remaining two will have to pay 150 Php per head if they want to swim.
- The swimming pool is open everyday from 8:30am to 7pm except Monday where the pool is closed for general cleaning.
- You are required to wear swimming clothing in the pool
- There is a shower and changing room provided at the pool
- Food and drinks are not allowed at the pool

ABOUT THE PARKING:
My unit doesn’t have its own parking space in the building. However, there are several ways you can park your car, please see below guidelines:
1. Guests and visitors may use the rotonda and lay-by parking for pick- up & drop-off for a maximum of 30 minutes.
2. Guests or visitors with the intent to stay more than 30 mins. may park their vehicle at SM Hypermarket or Tiendesitas located at the opposite side of C-5 road.
3. in front of the entrance to the building compound there is a paid parking lot that can be availed. It is a paid private parking lot and not connected to Kasara Urban Resort Residences. Below are the guidelines if you want to avail this paid parking lot:
- Paid parking lot is open everyday from 5am - 10pm.
- You can only bring in/out your car to this parking lot during this times 6am-10pm.
- Cost is 50 Php for every 4 hours and 150 Php for overnight parking.
- To park your car, bring the car in front of the red gate and ring the buzzer located beside the upper left corner of the gate. (Please be patient when ringing the buzzer, sometimes the attendant comes only after 2 or more ringing of the buzzer)
- An attendant will come out to open the gate, let you in and tell you where to park your car. (Note: They will not give you parking ticket).
- To take your car, go to the red gate and ring the buzzer located beside the upper left corner of the gate. (Please be patient when ringing the buzzer, sometimes the attendant comes only after 2 or more ringing of the buzzer)
- An attendant will come out to let you inside.
- You will pay you parking fee upon exit to the attendant.
- REMINDER: this paid parking is open only from 5am - 10pm, if you come to park your car after 10pm no one will come to let your car park inside and if you plan to leave in between 10pm-5am better not par your car at this paid parking because you will not able to bring out your car unless it is an emergency.
SCENARIO: Suppose you didn’t reach 10pm to park or you will have to leave in between 10pm-5am. What can you do?
- You can park your car at the side of the street (at P. Antonio St.), opposite the Condominium compound (not beside the street of the condominium compound); You can park your car there from 10pm - 6am only, don’t forget to remove your car in the streets of P. Antonio after 6am because the baranggay tanods (community security staff) will issue a parking/ticket violation and tow your car.
