KITCHEN & DINING: It is equipped with kitchen appliances such as a refrigerator, gas range, toaster, coffee maker, gas stove, and cooking and dining wares are provided.
The dining table can cater to up to four (4) guests.
BATHROOM: This heated bathroom features a handheld shower, toilet, and sink with bathroom essentials such as shampoo, conditioner, soap, and hairdryer.
LIVING ROOM: In front of the sofa set and a window AC is a 55-inch widescreen TV with access to Netflix, Amazon Prime Videos, and other online streaming platforms.
PARKING AREA/ OUTDOOR: Driveway and street parking are available. There is also a backyard with a patio furniture set and a gas barbecue grill.
AC/HEAT: We are currently using a window AC for this property.
WASHER/DRYER: On-site washer and dryer are available and free to be used. Laundry supplies are also provided such as detergent, fabric softener, and bleach. The laundry area may be shared with the next-door tenants but the laundry machines provided are solely dedicated to you.
BBQ GRILL: The propane for our BBQ grill is subject to availability, please coordinate with us if you have plans to use it and we will do our best to ensure it's ready for your use during your stay.
INTERNET CONNECTION: Go on a lag-free video conference call and let the others play their online games simultaneously as the internet speed goes up to 400Mbps+.
BABY GEARS RENTAL: We have partnered with a baby equipment rental provider to offer professional baby gear during your stay. All products are thoroughly sanitized. Delivery and setup are free of charge.
To provide privacy during your entire stay, we will not be present during your check-in and check-out. All communications will be made via Airbnb Messaging. However, our property manager is nearby and can accommodate on request as needed.

LATE CHECK-OUTS - Please seek permission from the host during your stay. Unapproved late check-outs may be subject to a fee of $50 for each succeeding 30 min in the property, in compliance with our partnered cleaning company.
NO PARTIES/GATHERINGS - Violation of this rule may result in termination of your stay without a refund and a minimum $500 fine.
NO UNAPPROVED VISITORS - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per day fee.
NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.
NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.
PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.
OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.
PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.
ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:
-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.
RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.
Causes for withholding deposit funds include, but are not limited to:
-Damage to premises or its contents.
-Missing or broken items.
