The beaches of Seal Rocks are only mins away by car ( DOGS ARE ALLOWED ON BOAT BEACH, SECOND BEACH IN, ON A LEASH - PLEASE TAKE PICKUP BAGS FOR DROPPINGS), as is Myall Lakes (Neranie) National Park (sorry no dogs). Sandbar/Cellito beach allows dogs on leads and Pacific Palms beaches are 10 - 15 mins away (dogs on leads early mornings). Beaches & Forestry trails for horse riding are close by. Pacific Palms/Smiths Lake is 10 -15 mins. away for shopping, boat hire, restaurants, cafes/galleries, clubs, markets & golf. Bungwahl has a convenience store with fuel & bottle shop facilities.
Tariff $160-$220 per night- All Linen/towels/hairdryer and kitchen extras - salt/pepper/spray oils/tea/coffee/milk for coffee/tea/sugar provided
The self contained cottage sleeps 2 in the one bedroom . We reserve the right to limit or cancel guests if we experience extreme drought (very unlikely) or power outage. All linen/towels etc . are supplied. There is a small kitchen equipped with microwave, small oven with hot plates on top, toaster, kettle and all cooking pans etc. The lounge has TV/DVD (with library of titles if weather is inclement), CD player, books and games. Your private fenced courtyard has undercover outdoor furniture for 2 and 4 burner gas BBQ (smoking is permitted outside only).
There are no laundry facilites in the cottage - however for stays longer than 2 nights arrangements can be made with your hosts laundry - no problem just ask.
Dog & horse accommodation & how to get to Yarramin Park
Maximum dogs allowed is 2. Food and water bowls are supplied for well behaved furry friends on request. 1 dog is free per night - additional dog $10.00 per night. (maximum 2 dogs/cats) There are also stables available (please book prior to tenancy) and a number of fenced paddocks with dams for your horses. Horse feed can be supplied - prior arrangements need to be made for this and will attract an extra charge.
Pets - Dog/Horses/Cats - Pet Policy - Conditions of Letting Yarramin Cottage for animals (if applicable) will be sent to tenants on enquiry and/or deposit paid and payment of balance is agreement of conditions contained therein.
We only allow dogs who are toilet trained and generally over 1 year old - as there are carpeted areas and soiling by pups can be a major problem for guests coming after you if there is not time to have the carpet cleaned (which would be at your expense). $50.00 Pet levy is required in cash on arrival - this is non refundable
WE HAVE TWO MINIATURE POODLES IN RESIDENCE, WHILE THEY ARE SEPARATED FROM YOUR COURTYARD THEY CAN SEE THRU A FENCE AND IF YOU ARE BRINGING PETS TO THE COTTAGE - BE AWARE THAT THERE WILL BE VISUAL CONTACT BETWEEN YOUR PETS AND OURS.
The property IS NOT suitable for toddlers/children or those who are not proficient swimmers - there are several unfenced dams.
Getting to Yarramin Park
We are 2 1/2 hours from Sydney's northside and 1 1/2 hours from Newcastle. Take The Lakesway turnoff, north of Bulahdelah on the Pacific Highway (Seal Rocks, Pacific Palms, Smiths Lake sign) and travel for 20 mins. (23kms) to reach Yarramin Park at 8 Racecourse Road, Bungwahl (Cnr. The Lakesway and Racecourse Road). Turn left into Racecourse Rd and we are first property on right. If travelling from Forster/Tuncurry - travel 1/2 hour on the The Lakesway from Forster, do not deviate from road and after passing thru. Bungwahl town (1 shop/petrol station) take first turn right into Racecourse Road. You can also access from Pacific Highway if travelling from further North Coast and and take Seal Rocks, Pacific Palms, Smiths Lake turnoff as above.

Terms and Conditions of Temporary Holiday Accommodation
IF TENANTS WISH TO ARRIVE AFTER 11.00 P.M THERE IS A SURCHARGE OF $10.00. WHICH IS PAYABLE ON ARRIVAL.
Please be aware that we are on tank water, very safe to drink and better than town water but we appreciate your care in not having extended showers or letting taps run unnecessarily.
It is an explicit requirement that all tenants are proficient swimmers as there are several unfenced dams and a swimming pool at the property.A child if permitted, is NOT to be left unsupervised at pool area.
If owners allow pool use it is at your risk - we take no responsibility for guests slipping on tiles or any other injuries or infections they may associate with using the pool - if in doubt do not use the pool - by using the owners pool you indemnify them completely.
Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being relet then a $50 cancellation fee may apply and if booking moved to another date with a higher tariff there will be a further charge for extra tariff and re organising booking charges
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations for other dates or cancel bookings due to unforeseen circumstances -(eg extreme power outages, sickness and any other acts of god or circumstances out of our control)
On rare occasions we do experience power outages (eg storms, power outages) which are beyond our control and there is no refund or reimbursement if this happens. There is a torch, lantern and candles in cottage.
Number of Guests are 2 or if agreed otherwise in writing. Fees will apply for excess guests. We do not allow camping or caravans on the property - to contravene this will mean immediate termination and there will be no refund .
If number of guests or animals exceed the number agreed to we reserve the right to terminate the booking and unless we can re book for the same period the tariff will not be refunded to tenants. (and a cancellation fee will apply)
Parties and Functions are strictly prohibited. The price charged is for domestic use only.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
You are responsible for extinguishing all candles and BBQ fire. In case of black outs or for recreational use for candles or BBQ, and if a fire is caused and you have not used due care - you are liable. There is a fire blanket/fire extinguisher in kitchen.Call owners immediately of fire and 000 if cannot be contained.
Departure - the property should be left in a similar state to its condition on arrival - washing up done. Check-out time is generally 10 -11 am by the latest, to allow time to prepare property for next guests. If there are no incoming tenants an extension may be granted but must be requested prior or while in tenancy.
Disturbance to our neighbours, including excessive noise, may result in termination.
Bond is payable, only for pets, however you agree to pay additional costs that may be incurred including any breakage, damage or excess cleaning requirements, any problems due to objects other than toilet paper deposited in toilet. If queen inflatable bed is available – linen will be supplied for inflatable bed at $30.00 p/n.- if friends want to stay during a guests tenancy it will a fee of 1/2 night rate.Pets are allowed (however prior arrangements must be made in writing) and must adhere to Pet Policy. Seldom times there are wild/neighbouring dogs that may bark on adjoining properties this is out of our control. If you choose to walk in paddocks, we are not responsible for any harm caused to you or pets. Once you inspect property and agree to stay you agree to all conditions and there is no refund of monies if you are not happy because of bugs, ants, spiders, flies, snakes etc. This is the country, we welcome you and want you to enjoy and be comfortable.
